Zero Down Isn't a Myth: VA and USDA Loans Explained

By Rich Jones

Most conversations about down payments assume you need to save something. Two loan types quietly skip that requirement for eligible buyers, and both get overlooked more than they should.

VA loans: earned, not a favor

VA loans are available to eligible veterans, active-duty service members, and some surviving spouses. The headline features are $0 down and no monthly mortgage insurance, a combination almost no other loan type offers.

I still talk to veterans who assume this benefit is complicated to use, or who don’t realize they qualify at all. Eligibility isn’t always obvious from the outside. Length and type of service matter, and there are a few paths to qualifying depending on your situation. The process is often easier than people expect, and it’s worth five minutes to find out where you stand rather than assuming.

USDA loans: rural doesn’t mean remote

USDA loans also offer $0 down financing, but eligibility runs through location instead of service history. The property has to sit in a USDA-eligible area, and “eligible” covers more ground than the name suggests. Plenty of towns just outside major metro areas qualify, even ones that don’t feel rural day to day.

There are income limits tied to the county and household size, so USDA isn’t for every buyer. For someone who fits, though, it can be a strong alternative to FHA or conventional financing, especially if saving a down payment is the hurdle.

Why these get skipped

Buyers often rule these out before checking, either because they assume they don’t qualify or because a lender never brought them up. Not every loan officer runs through every option before quoting you something familiar. It costs nothing to check both before you commit to a different loan type. Worth a five-minute check

If you or your spouse served, or you’re looking at a property outside the immediate city core, contact me with the details. For VA, I’ll help confirm eligibility. For USDA, give me the zip code you’re considering and I’ll tell you whether it’s in an eligible area before you spend time touring homes there.
